How to Play Property Tycoon

Each turn follows the rhythm every fan of a property trading board game knows by heart: roll two dice, move your token around the 40-space board, and deal with wherever you land. Land on an unowned street, station, or utility and you can buy it — or skip it if you would rather hoard cash. Land on a rival's property and you pay rent; rent doubles on a completed color set and skyrockets once houses and a hotel go up. Chance and Community Fund spaces flip cards that pay dividends, fine you for speeding, or send you straight to Jail, where you choose between paying a $50 fine, rolling for doubles, or playing a Get Out of Jail Free card. Everyone starts with $1,500; you collect $200 every time you pass GO. The last player standing wins — or, if the 60-round limit runs out first, the richest net worth takes the crown. Strategies

  • Complete a color set before anything else — a monopoly instantly doubles base rent and unlocks building. Two-street groups (brown and dark blue) need only 2 properties each, so they're the quickest monopolies to complete.
  • Target the orange and red streets (Hickory Lane through Mesa Verde Road). They sit 6–14 spaces after Jail, the single most-visited space on the board, so released prisoners walk straight into your rent zone.
  • Build to three houses fast — that's the steepest jump in the rent curve and the best return per dollar. Spreading three houses across a set beats rushing one street to a hotel.
  • Mind your cash buffer. Spending your last dollar on a flashy street feels great until you land on a hotel and have to fire-sale your houses at half price. Keep enough on hand to survive two bad rolls.
  • Don't sleep on the railway stations — four stations at $200 each collect a flat, build-free rent that scales with every station you own, giving steady income while your color sets mature.
  • Late game, Jail is a hotel with free parking: when the board is packed with rivals' hotels, rolling for doubles instead of paying the $50 fine keeps you safely off the streets for up to three turns.
